No participant should rely upon course communications as individualized professional advice.

CONSULT QUALIFIED PROFESSIONALS

Before making any legal, financial, tax, lending, investment, business or real-estate decision, participants should consult appropriately licensed professionals who can evaluate their specific circumstances and the laws applicable to their location.

RISKS AND NO GUARANTEES

Real-estate transactions, investments, borrowing, business ownership and entrepreneurship involve substantial risk. Participants may lose money, incur debt, experience vacancies, suffer property damage, face litigation, encounter unexpected taxes or expenses, lose invested capital or fail to achieve their objectives.

Past performance, personal experiences, case studies and examples do not guarantee future results. Outcomes depend upon numerous factors, including the participant's effort, experience, financial condition, location, market conditions, financing, property condition, professional advice and circumstances beyond anyone's control.

HYPOTHETICAL EXAMPLES AND CALCULATIONS

Financial projections, purchase examples, rehabilitation budgets, cash-flow calculations, cap rates, loan payments, returns on investment, tax examples and other numerical illustrations may be hypothetical, simplified or based on assumptions selected for teaching purposes.

They may exclude closing costs, financing fees, taxes, insurance, vacancies, repairs, maintenance, utilities, management costs, legal fees, regulatory expenses, unexpected conditions and other material costs.

Participants must independently verify every number, assumption and calculation before relying upon it in an actual transaction.

LAWS AND MARKET CONDITIONS CHANGE

Real-estate, landlord-tenant, contract, licensing, lending, tax, securities, zoning, building-code, insurance and fair-housing laws differ by state and locality and may change after course materials are recorded or published.

Market conditions, interest rates, property values, lending programs, government programs, tax rules, software features and industry practices may also change without notice.

FTL AI School does not guarantee that course materials will remain current, complete or applicable to every jurisdiction.

FAIR HOUSING AND NONDISCRIMINATION

Course materials must not be interpreted or used to encourage housing discrimination, illegal steering, discriminatory advertising or unequal treatment of applicants, tenants, buyers, sellers or borrowers.

Participants are responsible for complying with all applicable federal, state and local fair-housing, civil-rights and nondiscrimination laws. Protected classes and legal requirements may vary by jurisdiction.

DUE DILIGENCE IS THE PARTICIPANT'S RESPONSIBILITY

Each participant is solely responsible for independently investigating and evaluating any property, investment, lender, tenant, contractor, business opportunity, legal document or transaction.

Appropriate due diligence may include reviewing title, surveys, inspections, appraisals, leases, financial statements, zoning, permits, environmental conditions, insurance, taxes, liens, contracts, market information and applicable laws.

Course completion does not replace independent due diligence or professional review.

TEMPLATES AND SAMPLE DOCUMENTS

Any contract, letter, lease provision, checklist, worksheet, notice, form or other template provided in the course is a general educational example and is not prepared for any participant's particular transaction.

Sample language may be incomplete, inappropriate or legally unenforceable in a participant's state or under the facts of a particular matter. Participants must not use a template in an actual transaction without review and approval from a qualified attorney or other applicable professional.

FTL AI School does not provide legal-document preparation services through the course.
